3 ½ rooms apartment

We are subletting our bright and very spacious 3.5-room apartment at Badenerstrasse 434 in Zürich furnished. The apartment is available from mid to late December 2026 or at the latest from 1 January 2027 and is particularly suitable for a couple, a small family, or persons moving to Zürich for a longer period and looking for a fully equipped apartment.
The rental period is initially 12-18 months. A later extension may be possible by mutual agreement.
The apartment comprises approx. 122 m2 and features a large, open living, dining, and kitchen area with plenty of natural light.
The apartment is rented fully and with high-quality furniture. The furnishings are above-average well-equipped and include a mixture of functional everyday furniture and high-quality, carefully selected pieces of furniture and interior details. As a result, the apartment is ready for immediate move-in and is very pleasant even for a longer stay.
The apartment includes a bedroom as well as a separate home office with a height-adjustable standing desk and a high-quality sofa bed, which is well suited for overnight guests. There are two bathrooms with a shower and/or bathtub, as well as its own washing machine and a tumble dryer in the apartment.
The open kitchen is fully equipped and provided with the necessary kitchen and dining utensils, including plates, bowls, glasses, cutlery, pots, pans, and other basic kitchen utensils. Additionally, a microwave, an airfryer, and a second refrigerator are available.
A robotic vacuum cleaner as well as air conditioning are also present.
The apartment offers very much storage space, including in two very large wardrobes, several bookshelves, as well as other built-in and free-standing storage solutions. In addition, there are parquet floors and a furnished, covered balcony / a loggia.
The total monthly price is CHF 3'890. Included in this are the furniture, advance payments for heating and operating costs as well as electricity and internet.
The cellar compartment belonging to the apartment is not part of the sublet, as we will be using it ourselves as storage space during our absence.

Location and surroundings
The apartment is located directly by the Letzigrund and is very well connected to the city center. By bicycle, the city center can be reached in approximately 10 minutes, by tram in around 15 minutes. Several tram stops are located only about 2-5 walking minutes away.
Directly in or under the building, there is a bouldering gym with a coworking/cafe area as well as a yoga/pilates offering. Additionally, Holmes Place Fitness is located in the neighboring Crowne Plaza Zürich.
A public outdoor pool is approximately 3 walking minutes away. For families, several daycare centers are within walking distance.
The Letzigrund-Stadion is located right next door. On a few days per year, larger concerts take place there - in recent years, for example, by Taylor Swift, Ed Sheeran, Metallica, or Linkin Park. On such evenings, one can even enjoy part of the concert atmosphere from the balcony.
Guest parking spaces are available in front of the building for visitors. A private parking space can be rented separately if required.
