Room in a shared flat

I am renting out a room, with shared use of the living room etc. The apartment is fully equipped; the room is empty but has a built-in wardrobe.
Important: The house is old, i.e., not soundproof; in particular, the busy street (heavy commercial traffic) can be heard very clearly.
A garden belongs to the apartment; participation in its upkeep is part of the rental agreement.

I am f, 45, non-smoker, no pets, employed during office hours.
Order is important to me and interest in one's counterpart (not a purely functional shared flat).
I like gardening, visitors, cooking, sports, camping…
I am sociable, young at heart, pay attention to sustainable, healthy nutrition, like a mix of social life and peace, and in summer I am out and about a lot in the city by bike for concerts or swimming.
