Furnished new build apartment with loggia and wide views for sublet, Zürich Letzigrund

I am renting out my fully furnished apartment on Badenerstrasse near Letzigrund in 8048 Zürich for 12-14 months (sublet, fixed-term). Move-in from 15 December 2026 or by arrangement; 1 December is also possible.
The bright, quiet apartment combines modern living comfort with a beautiful view over the city. Large windows, parquet floors and a glazed loggia with seating ensure a pleasant living atmosphere. The building has a lift.
The entire furnishing was purchased new about two years ago and has been little used. The high-quality furniture is very well maintained and comes from a non-smoking household without pets.

Location:
The apartment is located in a well-connected district with short distances for everyday life. The stop for tram line 2 is about a two-minute walk away. Aldi, Migros, Coop, smaller grocery stores, cafés, restaurants, fitness studios and the Letzipark shopping center are reachable on foot. With public transport, you can reach the Hauptbahnhof in around 17 minutes and Paradeplatz in around 14 minutes.

Rental conditions:

• Fixed-term sublet for 12-14 months; exact duration by arrangement
• CHF 2’800 per month including furniture and service charges
• Internet and electricity will be charged additionally
• Additional payments may arise from the annual service charge statement; depending on the year, this can be expected to be approximately CHF 50 per month
• Rental deposit: three months' rent (CHF 8’400), deposited in a rental deposit account
• The subtenants will be named to the administration or the landlord. The sublease agreement is subject to the approval of the administration.

The apartment is suitable for a single person or a couple, maximum two persons. Unfortunately, the apartment is not suitable for children. Rental is exclusively to non-smokers and without pets.
