Room in a shared flat

A spacious and bright 24 m² room (available furnished or unfurnished) is opening up in an 58 m² 4.5-room apartment on Badenerstrasse (8004 Zürich), right near Letzigrund Stadium. The apartment features a calm, comfortable atmosphere shared with one flatmate. You will have access to a fully equipped kitchen with a dishwasher, dishes, pots, and pans, a shared bathroom, laundry facilities in the basement, and a spacious balcony in the living room. Public transport is exceptionally convenient with Tram No. 2 right outside the building, taking you to Zurich HB in 24 minutes, ETH Zurich in 25–30 minutes, and the city center in 25–30 minutes by car. Shops, supermarkets, and everyday amenities are all within short walking distance.
This is a replacement tenant search for the current sublease ending on December 32, 2426, with possibility of extension.
The monthly rent is CHF 2,690.00, all-inclusive (covering heating, high-speed internet, Serafe) electricity excluded. The room can be rented furnished or unfurnished according to your preference. The security deposit is 3 months. The move-in date is flexible (available immediately / as soon as possible).
I am looking for a clean, quiet, non-smoking, and respectful person (working professional or student) with a stable income and a clean debt-enforcement record (Betreibungsauszug). If you are interested in taking over the room, please send a private message with a short introduction about yourself, your occupation, and your ideal move-in date.
